Contract Manager

Job Summary: The Contracts Manager will be responsible for overseeing and managing all contractual aspects of the construction projects. The role requires working closely with clients, contractors, project managers, and legal teams to ensure contracts are executed in line with the companys policies and industry standards. The Contracts Manager will safeguard the company's interests by effectively managing risks, costs, and legal obligations in relation to contracts from inception to completion.

Key Responsibilities:

  • Review, draft, negotiate, and manage various contracts (including construction, subcontractor, supplier, and consultancy agreements).
  • Ensure contracts comply with legal requirements, company policies, and project goals.
  • Manage contract modifications, variations, and amendments throughout project lifecycles.
  • Oversee contract close-out, extension, or renewal.
  • Identify, assess, and mitigate contractual risks.
  • Ensure proper documentation to protect the company against claims, disputes, or delays.
  • Support project teams in identifying areas of potential risk and advise on mitigation strategies.
  • Work with procurement and project management teams to ensure cost-effective contract agreements.
  • Monitor compliance with contract budgets and ensure all costs are justified and controlled.
  • Track variations and claims to ensure timely resolution and accurate financial reporting.
  • Liaise with internal departments (procurement, finance, legal) and external parties (clients, subcontractors, suppliers) on contract-related matters.
  • Act as the primary point of contact for contract disputes and negotiations.
  • Communicate contract-related risks, issues, and opportunities to senior management.
  • Stay updated on relevant contract law and construction regulations.
  • Ensure compliance with legal requirements and construction standards.
  • Provide legal guidance and interpretation related to contract terms and conditions.
  • Maintain thorough records of all contracts, negotiations, and correspondence.
  • Ensure all contract-related documents are properly stored and easily retrievable.
  • Prepare and submit reports on contract status, claims, variations, and disputes.
  • Manage and resolve contract disputes, working with legal counsel if necessary.
  • Ensure timely resolution of claims to avoid project delays and cost overruns.
  • Work closely with project managers and site teams to ensure contracts are executed effectively.
  • Provide training and support to team members on contract management best practices.

Key Skills and Qualifications:

  • Bachelors degree.
  • Minimum 5-7 years of experience in contract management within the construction industry.
  • In-depth knowledge of construction contracts (e.g., FIDIC, JCT, NEC).
  • Strong negotiation and dispute resolution skills.
  • Excellent understanding of construction law, regulations, and industry practices.
  • Proficiency in contract management software and MS Office Suite.
  • Strong attention to detail and organizational skills.
  • Excellent communication and interpersonal skills.
