Title Processor

Two Lights Settlement Services

Falmouth, Maine

Two Lights Settlement Services is seeking a Title Processor to join our growing team. The ideal candidate will be responsible for preparing title documentation and coordinating real estate closings. Experience in Maine real estate transactions is highly preferred.

Requirements of the Title Processor:

• High school diploma or equivalent (Associate’s or Bachelor’s degree preferred).
• 2+ years of experience in title processing, preferably in Maine or New England markets.
• Familiarity with title insurance policies, title examination, and real estate closing procedures.
• Knowledge of Maine real estate regulations and county recording processes.
• Proficiency in title software (e.g., E-Closing, SoftPro, Qualia, RamQuest).
• Strong attention to detail, communication, and organizational skills.
• Notary Public commission in Maine (or willingness to obtain) preferred.
• Experience with both residential and commercial transactions preferred.
• Ability to work onsite in Falmouth, ME.

Responsibilities of the Title Processor:

• Review purchase and sale agreements, loan documentation, and escrow instructions.
• Identify and resolve title defects or issues in collaboration with underwriters and attorneys.
• Communicate with clients, real estate agents, and lenders to coordinate closing schedules.
• Prepare closing disclosures, settlement statements, and other required closing documents.
• Ensure compliance with Maine-specific real estate and title insurance laws.
• Manage files in a timely and accurate manner from opening to post-closing.
• Maintain accurate records and enter data into title and escrow software.
